Restore or Replace a Tamarin Deck? A 2026 Guide for Villa Owners

A tired deck does not always need to be removed. Around Tamarin, Tamarina Golf Estate and the west coast of Mauritius, a timber deck may look grey, split or uneven after years of sun, rain and salt air while its underlying structure is still perfectly serviceable. The right decision is to assess the deck before choosing between restoration and replacement.

For villa owners and resort managers, the most useful comparison is not simply the lowest initial price. Consider safety, remaining service life, disruption, maintenance and how the deck will perform in a hot, humid coastal climate.

When restoration is usually the better option

Restoration can make sense when the joists, supports and most of the boards are sound. Surface greying, failed oil, light staining, small splinters and a limited number of damaged boards can often be dealt with through cleaning, sanding, repairs and a new exterior finish.

A professional assessment should check board thickness, end grain, stair edges, posts, fixings and areas where water pools. If only a few boards are soft or split, they may be replaced individually before the whole surface is sanded and protected. This approach keeps the character of established hardwood and usually causes less disruption to a holiday villa or resort terrace.

Signs that replacement may be necessary

Replacement becomes more sensible when deterioration is structural rather than cosmetic. Widespread soft timber, movement underfoot, sagging sections, failing joists, persistent drainage problems or heavily corroded fixings are warning signs. Repeated patch repairs can become false economy if the substructure continues to move or hold moisture.

Pay particular attention to elevated decks, stairs and pool surrounds. These areas carry higher safety risks, and a surface that looks acceptable from above may conceal damage underneath. A deck with extensive rot or a substructure that cannot provide proper ventilation should be rebuilt rather than covered with a new finish.

Comparing cost and disruption

Restoration normally has a lower upfront cost when the structure is sound, but it still needs careful preparation. Cleaning, sanding, board repairs and oiling can be significant on a large Tamarin villa or resort deck, especially where furniture must be moved and access is limited. Ask for a written scope that separates preparation, repairs, coating and any structural work.

Replacement costs more initially because it includes removal, disposal, new supports or joists, boards, fixings and finishing. It can nevertheless offer better long-term value when the existing deck needs repeated repairs. A replacement also gives the owner an opportunity to improve drainage, airflow, substructure access and material selection for coastal exposure.

Timber or composite for a new deck?

Hardwood can provide a warm, natural finish and can be sanded and re-oiled over time. Composite decking may reduce routine surface maintenance, but it still needs cleaning, sound support and correct installation. The choice should reflect the property’s appearance, foot traffic, pool use, budget and willingness to maintain the surface rather than assuming one material suits every west-coast site.
